All properties must be approved by the mods before they are playable in game. Mod approval can be obtained by posting on the Housing Page for housing and Feedback/Player Request Page for everything else. Your request should be based on the guidelines below. If we feel that your request is not in line with our guide, we will work with you to refine it until we reach a mutual agreement.

Once mod approval has been received, players are asked to record the new asset on our Assets Page. You should make an initial comment detailing the asset as approved. You can track updates to your assets by replying to your original comment with any changes. Then you, and the mod team, will be able to look back in the future and see how your character's situation has evolved. The Assets Page must only be updated with approved assets, so wait until you're given the go-ahead before adding anything to your thread.

Please also remember to update the Housing Page with details of all characters moving into a new house.

Housing can be acquired in four ways, all subject to mod approval:
  • mortgage/rental
  • inheritance from another PC
  • given to a Sub by a Dom (who retains the title or pays on the lease, i.e. the Dom must list the housing on their Assets thread)
  • awarded in a game event

    Be aware that your character must have the income to purchase housing. Jobless Doms do not have income beyond their Dual-cam clones and the Dual-cam shows do not come close to substituting for a full time job. Income from Subs alone will never be enough to purchase property. No character may own or rent more than three residential properties at any time.*
    (*This limit is in place from 08/24/23 onward. Characters with pre-existing properties over the limit may keep what they own but not acquire new ones until they divest below the limit.)

    Housing awarded in game events may be exempt from the following rules of progression on a case-by-case basis but often come with a negative or drawback that cannot be ignored. Only event-awarded housing may ignore the rules of property ownership governing Subs, and this will also be handled on a case-by-case basis.


  • Private Housing Rules
    If a single Sub is living in private housing, either with their Dom or alone, when their Dom drops, they may have a one month grace period to stay in the home without a new Dom. If they do not contract within the month, they must return to the public housing in the Down. If the private housing was left in their name by the dropped Dom, it will be held in trust for them for the entire three month period that they have to sign a new contract. In either case, their new Dominant must be eligible to take on the property when they contract or they will lose it.

    If two or more Subs are living together in private housing, either with their Dom or separate with their Dom's permission, in order to remain in the house together, they will have an NPC Dom living with them for that month. Otherwise, they must decide among themselves which Sub stays in the house and which other(s) immediately move back to the public Sub housing in the Down.


    Properties in the Up

    These houses are generally ready to move in and need no improvements. You can have your character buy a fixer upper in the Up for flavor, but it gives no additional space allowances and will still follow the normal progression rules.


    Beach Housing
    Currently, there are no ready to move in beach properties. If your character buys a beach house, it is a ruin that will need extensive repairs to make it livable. Your character may purchase it at the 3 month mark, up to 4 bedrooms and 2 baths, have it move-in ready at the 6 month mark, and nice by one year. Beach property ruins do not have pools or landscaped yards and are not large homes. The salt air and sandy soil make them ill suited for gardening and cause a need for constant exterior upkeep.     Properties in the Down
    These are all in need of some form of repair, from cosmetic to structural. Your character may jump ONE tier in purchasing a home in the Down IF the property is not move-in ready at the time of purchase. The rules of progression are the same as for the beach houses. Purchase at 3 months, move in at 6, nice by one year. No property in the Down has an in ground swimming pool. The constant flooding makes keeping them clean impossible.     IMPORTANT NOTE ON RENOVATIONS
    If your character owns more than one property and wishes to make improvements, only ONE property at a time can be improved, and you may not increase a tier while improving a property. The improvement is in place of an increase.

    Take care in making properties in the Down stand out too much or look too nice. Local criminals are always on the lookout for easy marks and target nice homes or people who have fancy things brought into them. Burglary and muggings are common in the Down. Assume any property left outside unsecured such as a bicycle will be stolen.

    Be Aware: No housing with shared walls may be altered to connect in any way. Such illegal housing would be immediately flagged by the city, with all rights to own property revoked for the offenders and mandatory reassignment to public housing. Further possible punishments could be fines, jail time, or Realignment training.

    Tier 1 Housing:

    Available at 3 months in game (for Dominants + their Subs if they allow)
  • 3 bedrooms/2 bathrooms or fewer, apartment/townhouse or duplex/detached house w/ small yard

    Duplex owners may only own one side of a duplex at this tier. Apartments and townhomes may have a shared pool for the complex and other modest facilities such as a clubhouse for gatherings, exercise room and designated parking space. Duplexes and detached houses can be arranged around a larger shared garden space with a pavilion and have a one car garage.

    The provided photos are a guideline of what Tier 1, 2 and 3 properties in the Up will look like and what kind of layouts they have. You do not have to use our photos for your housing, but please keep in mind the aesthetic, scale, and size of the interior rooms when choosing your own images.




  • Tier 2 Housing:

    Available at 6 months in game (for Dominants + their Subs if they allow)
  • 4-5 bedrooms with up to 3 full bathrooms + optional modest pool
    OR
  • Tier 1 Housing + small second home (2 bedroom/1 bathroom house in the Down or a studio/small 1 bedroom apartment in the Up)

    Property may be up to 1 acre if located in the suburbs of the city and have a 2 car garage. There are no yard spaces in the Down that aren't broken concrete.






  • Tier 3 Housing:

    Available at 1 year and beyond in game (for Dominants + their Subs if they allow)
  • 6 bedrooms/up to 4 bathrooms + 1 optional nice pool
    OR
  • A Tier 2 property + 2 smaller Tier 1 properties (such as a single story cottage in the Up or 2 bedroom/bathroom home in the Down)

    Property may be up to 2 acres if located in the suburbs of the Up. Most properties of this size will be either detached homes or penthouse suites at the top of high rises. Detached homes may have a two car garage, and penthouse apartments may have 2 assigned parking spaces. Apartments with penthouse suites have nicer shared facilities, such as a bigger pool, nicer clubhouse, and better equipped gym. They may also have shared hot tub facilities and a steam room.



    Characters may rent/own a maximum of three residential properties. However, if your character has been in game 2+ years, this can either be one Tier 3 property + two Tier 1 properties OR a combination of two properties of any tier (for example, a Tier 2 and a Tier 3).






  • « « « BUSINESS BASICS » » »




    Dominant characters may submit a proposal for a Starter business requiring property after 4 months in game or set up a business for their Sub to run. After a business is established, within the first year of its operation a character can improve or expand it (making it an Upgraded business) up to 2 times OR acquire another Starter business. This applies whether a character is the sole owner or a co-owner of the business. A character who has been in game for 2 years may upgrade each of their current businesses OR acquire up to 2 more Starter businesses, for a total of 4. After 2 years in game they may continue to make upgrades to each of their businesses annually.

    No character may own more than four businesses at any time.* This includes co-ownership, silent partnership, and business mergers. Business mergers can be done on an IC level, but on an OOC asset tracking level each business will count separately toward the limit.
    (*This limit is in place from 08/24/23 onward. Characters with pre-existing businesses exceeding the limit may keep what they own but not acquire any new businesses until they divest below the limit. This includes exchanging one business for another.)

    Businesses may be acquired in four ways, all subject to mod approval:
  • starting from scratch
  • inheriting from another PC
  • claiming from the abandoned businesses
  • during special game events

    No character may acquire a business before being in game 4 months with the possible exception of those awarded in game events. To start a business from scratch or take over an abandoned business, your character must have some form of income. Jobless characters do not have the funding to purchase or rent property for a business.


  • Submissives and Businesses

    Subs do not legally own their own business, although if their Dominant drops, they will have the same three-month grace period to continue running the business as they have to find a new Dom. The Dominant will have to take ownership of the business at the signing of the new contract. It can still be run by the Sub with their permission. If a Sub simply switches contracts, they will need permission from their new Dom to continue running the business. If that Dom already owns the maximum number of businesses they can, they may not take on the new one without closing or selling another. A Submissive can also manage a business owned by a Dominant they are not contracted with, but if that Dominant drops they won't have any legal standing to keep running it (unless it was left to them/their Dominant, in which case the same rules apply as far as their Dom taking ownership).

    The one exception to this rule would be a business acquired by a Sub during a special game event. As with housing, any such business would likely come with a negative or drawback that cannot be ignored.

    (OOCly, Sub players are still encouraged to create and manage businesses as long as their character has Dom permission. Either player can submit the business request on the Feedback/Player Request page, but the player of the Dom character will need to comment regardless stating their agreement and linking their Assets thread. The eligibility requirements to open a business will be based on the Dominant character's time in game, not the Submissive's. Please keep in mind the extra considerations involving ownership and transfers when negotiating contracts.)

    Starter Business:
    Starter businesses (formerly Tier 1 businesses) encompass all new/first time business requests. This is the baseline.

    They can be located in modest buildings, offices, or store fronts, depending on the nature of the business. While more space is available in the Down, the quality of the building and its district will be poor and potentially dangerous. A Starter business provides enough income to keep the business going + a modest profit.


    Upgraded Business:
    Upgraded businesses (formerly Tier 2 or 3 businesses) cover all the extra bells and whistles. Expansions to the building itself or moving to a larger space, adding new services or facilities, or any other upgrades are all covered by this tier. A business that has been upgraded once and a business that has had multiple upgrades will be counted the same for asset tracking purposes.

    These businesses can be located in nicer, larger buildings with better facilities and in better districts. Upgraded businesses in the Down likely still don't look like much from the outside, although the interior can be impressive, and they will need added security to deter break-ins, theft, or vandalism. Upgraded businesses provide enough income to keep the business going + a comfortable profit. Over time they may bring wealth to their owners and allow funding for larger purchases or more real estate.


    Charities
    Please note that for the purpose of game mechanics, businesses and charities will follow the same progression. The only difference is that charities will never provide wealth to their owner(s) or employees but can expand to do more for the community at large.
